The integration of Building Information Modelling (BIM) with Modern Methods of Construction (MMC) not only streamlines construction processes but also catalyses the achievement of sustainability benchmarks across a building’s life cycle. While existing literature predominantly focuses on the overall impact of mainstreaming BIM in MMC, a notable gap exists in understanding how BIM integration specifically contributes to the success of diverse MMC applications. This chapter bridges the identified gap by systematically analysing the integral role of BIM within various MMCs, highlighting key principles, methodologies, benefits, and challenges, as well as emerging technologies. It reveals BIM’s role in seven MMCs, underscoring its role in bolstering efficiency, collaboration, and sustainability, as evidenced in UK construction case studies. Furthermore, strategic solutions for BIM-MMC integration are discussed for key challenges, including limited standardisation, fragmentation and interoperability challenges, skill and knowledge gaps, financial implications, data security and privacy concerns, and cultural and organisational barriers. The study further outlines the contribution of emerging technologies, including innovative materials, Internet of Things, big data, automation, artificial intelligence, and blockchain technology, in advancing BIM-MMC integration, driving sustainable construction practices and shaping a more resilient built environment. By emphasising sustainable construction and drawing insights from relevant case studies, particularly within the UK construction industry, the chapter offers a nuanced account of key technologies integral to MMC.
